It goes far beyond simply adding it to the Multiple Listing Service or sharing it on social media platforms. I personally handle the filming and photography to showcase your home’s best features and highlight the details that buyers are eager to see and learn about. When it’s Time to List Your Home on the Market
Step 1 - I help make it happen
Getting your home ready is, well, let’s be honest, it’s a big pain in the butt! It’s a lot to take care of and I am there to help make it an easier process. I start with my initial visit and tour of your home. I will let you know the areas that I see may need some attention before getting your home on the market. I know the mind of Buyers and the little things they look for (and pick on). The overall goal is to get your house looking as best as it can be before hitting the market. Then when opening the door we attract as many buyers as we can…….which leads me to step #2!
Step 2 - Marketing
Please, please, please, even if you don’t pick me as your Listing Agent, take the time to review the other agents photography and video before making a decision. I see so many listings out there with crooked photos, or toilet seats lids open in their photos, and really, it’s just the worse! You’re paying to be marketed, and you need someone who cares about the work they are putting out there! Your house is a big investment, and there’s lots of money on the line. So hire someone who cares about how they present it! Having said all of that, I adore taking photos and video of your home, and presenting it all over social media! I will advertise your home on Social Media and list the video I create on my YouTube Channel, which you find here. I wil also market to your neighbors, and all of my fellow Realtors! We will discuss more when we meet together.
Step 3 - Pricing it Right
You probably hear this a lot, but it’s super important to list your home appropriately from the starting gate! The first 2 weeks are the most important when showings start. There’ll be a slew of buyers sitting out there waiting for your new listing to arrive, and they will all flock, with pre-approvals in hand chomping at the bit waiting to bid on your home! And you know what happens then? Bidding wars! They get excited, and energized, and hungry, and they bid big and give it their all to be the winning buyer! But you know what happens when you price it too high? It turns them off, and they don’t bid, and then your house sits too long and then the once potential buyers see this house sitting longer than normal they think something is wrong with it! Just sayin! But yes, I will come prepared to our listing appointment to show evidence and proof on where we should be pricing wise!
Step 4 - Payday
Not so fast though, there’s several items that need to be taken care of before closing day once you are under contract. Buyers might want to do an inspection, and as per the agreement of sale contract, they have every right to do so. They can even back of the deal if they don’t like what the inspector comes up with! But I will be there, to be on your side, and negotiate repairs, and other items to keep everything moving along. Then there’s the appraisal, oh they’re so fun! Not! Assuming your buyer came in with financing, their bank will require an appraisal on your home, and if it doesn’t come in at the purchase price value, negotiations will have to happen then too. But we will get there, to that finish line. Closing days are the best! I’ll tell you more about this too, when we meet.
